Why location matters
The Same Kitchen Is a Different Project in Verdun and in Blainville.
Home Renovation Contractors is a renovation and remodelling company based in Laval, Quebec, serving residential and commercial clients in seven areas of Greater Montreal: Montreal, Laval, Longueuil, Brossard, the West Island, the North Shore and the South Shore.
A 1920s Plateau triplex hides plaster-and-lath walls, cast-iron drain stacks and wiring from several eras. A 1970s Laval bungalow raises basement moisture and load-bearing questions. A Brossard condo tower brings syndicate approvals and elevator bookings. Each of these changes the scope, the schedule and the estimate — long before anyone talks about finishes.
Location also decides who issues your permit, where a waste container can sit, how materials get delivered and which season suits exterior work. We plan for all of it in the written scope, so nothing about your address turns into a surprise on the invoice.
Where we work
Seven Areas, Seven Different Housing Stocks.
For each area: the properties we usually renovate, the projects we are most often asked for, and the local factors worth planning for before work begins.
Island of Montreal
📍 Montreal
Most of our Montreal work happens in plexes and older single-family homes, where a renovation is as much about what sits behind the plaster as what goes on top of it.
- Typical properties
- Duplexes and triplexes from the early 1900s to the 1950s, row houses, and condos in converted or newer buildings.
- Frequent projects
- Kitchens, bathrooms, plex unit updates, hardwood refinishing.
- Plan for
- Borough-specific permits, street-occupancy permits for containers, plaster-and-lath walls, mixed wiring and cast-iron stacks.
- Areas include
- Plateau-Mont-Royal, Rosemont–La Petite-Patrie, Villeray, Ahuntsic-Cartierville, Verdun, Le Sud-Ouest, Côte-des-Neiges–NDG, Mercier–Hochelaga-Maisonneuve, Saint-Laurent, Anjou.
Our home base
📍 Laval
Our office is in Laval, which makes it the simplest area for us to schedule site visits and follow-ups.
- Typical properties
- 1960s–1980s bungalows, split-levels and cottages, plus newer townhouses and condos.
- Frequent projects
- Basement finishing, open-concept main floors, complete renovations, bathrooms.
- Plan for
- Permits from Ville de Laval, a moisture check before finishing original basements, load-bearing walls in open-concept projects.
- Areas include
- Chomedey, Fabreville, Sainte-Dorothée, Sainte-Rose, Vimont, Auteuil, Laval-des-Rapides, Pont-Viau, Duvernay.
South Shore
📍 Longueuil
Established neighbourhoods with solid post-war houses that usually need updated kitchens, bathrooms and floors rather than structural change.
- Typical properties
- Post-war bungalows and cottages, Greenfield Park family homes, condos near transit.
- Plan for
- Borough-level permit requests and delivery windows that account for bridge traffic.
- Areas include
- Le Vieux-Longueuil, Saint-Hubert, Greenfield Park.
South Shore
📍 Brossard
Detached homes and a fast-growing condo stock, where building rules shape the project as much as the design does.
- Typical properties
- Detached homes and townhouses in residential sectors, condo towers near commercial hubs and the REM line.
- Frequent projects
- Condo renovations, kitchens, flooring, basements.
- Plan for
- Syndicate approval, elevator bookings, permitted working hours and acoustic underlayment rules for floors.
- Areas include
- Residential sectors across Brossard and condo developments near Quartier DIX30.
Island of Montreal
📍 West Island
Generous lots and sturdy 1950s–1970s houses — ideal candidates for whole-home refreshes that keep the structure and rethink the layout.
- Typical properties
- Bungalows, split-levels and two-storey family homes, many with original basements.
- Frequent projects
- Whole-home refreshes, basement conversions, kitchens, interior painting.
- Plan for
- Several independent cities with their own permit rules, and original electrical panels that may need upgrading.
- Areas include
- Pointe-Claire, Dorval, Kirkland, Beaconsfield, Dollard-des-Ormeaux, Pierrefonds-Roxboro, Sainte-Anne-de-Bellevue.
Rive-Nord
📍 North Shore
Larger footprints and newer construction, where projects are often phased over time to spread the budget.
- Typical properties
- Detached homes and townhouses, many built from the 1990s onward, plus older town centres.
- Frequent projects
- Phased main-floor projects, basements, kitchens and bathrooms.
- Plan for
- Each municipality’s own permit process, and travel time built into the schedule from day one.
- Areas include
- Blainville, Boisbriand, Rosemère, Sainte-Thérèse, Terrebonne, Mascouche, Mirabel, Saint-Eustache.
Rive-Sud
📍 South Shore
Established towns and newer developments side by side — interiors to modernise and exteriors that need winter-ready detailing.
- Typical properties
- Detached family homes, semi-detached houses and newer condo projects.
- Frequent projects
- Interiors, kitchens and bathrooms, exterior renovations, verandas.
- Plan for
- Municipal permits city by city, and exterior work booked in the right season.
- Areas include
- Saint-Lambert, Boucherville, Saint-Bruno-de-Montarville, La Prairie, Candiac, Chambly, Saint-Jean-sur-Richelieu.
Outside these areas?
Not on this list?
Write your city and postal code in the form. If your project is outside the area we can serve properly, we tell you so plainly instead of stretching our schedule — and your project — too thin.
What we renovate
Four Building Types, Four Ways to Plan.
Across all seven areas, the building type tells us more about your project than the postal code does.

Plexes and older homes
Original hardwood and mouldings worth keeping, alongside plumbing, wiring and walls that need modern standards. We decide early what to preserve and what to open.
✓ Character kept, hidden conditions handled in the scope.

Bungalows and split-levels
Solid structures with closed layouts and underused basements. Open-concept main floors and finished lower levels add living space without moving.
✓ More usable space inside the walls you already own.

Condos and apartments
Compact spaces governed by building rules: syndicate approval, noise hours, elevator reservations and acoustic requirements under floors.
✓ A plan your syndicate can approve the first time.

Commercial spaces
Offices, retail and small hospitality spaces phased around opening hours, with building management and inspections coordinated in one schedule.
✓ Less downtime, one point of contact.
Permits, area by area
Who Issues Your Renovation Permit?
Greater Montreal is a patchwork of cities and boroughs. Knowing which office handles your address is the first step toward a realistic start date.
Your borough (arrondissement)
Each borough applies its own by-laws. Placing a container on the street generally requires a separate occupancy permit.
Ville de Laval
One city-wide process, which keeps requirements consistent from one neighbourhood to the next.
Ville de Longueuil
Requests handled for Le Vieux-Longueuil, Saint-Hubert and Greenfield Park.
Ville de Brossard
In condo buildings, syndicate approval is needed in addition to any municipal permit.
Depends on the address
Pointe-Claire, Kirkland, Beaconsfield and Dollard-des-Ormeaux are independent cities; Pierrefonds-Roxboro is a Montreal borough.
Each municipality
Requirements and processing times differ from town to town, so we confirm them per project.
General guidance only — by-laws change and some properties fall in protected or heritage sectors. We confirm the requirements that apply to your address before scheduling work.
Local logistics
The Practical Details We Plan Around.
These rarely appear in a quote — until they cause a delay. We write them into the scope from the start.
- Parking & containers
Street permits, laneway access and container placement arranged before demolition day. - Condo elevators & hours
Elevator reservations, protected common areas and work inside permitted hours. - Bridges & deliveries
Deliveries timed around bridge traffic so crews are not left waiting. - Winter scheduling
Interior work through the cold months; exterior work booked for the right season. - Neighbours & noise
Noisy phases grouped, noise rules respected, shared plex walls considered. - Occupied homes
Dust barriers, protected floors and a clean site at the end of each day.

Service area questions
Before You Ask About Your Address.
More on planning and permits: home renovation FAQ →
Which areas do you serve?
We serve seven areas of Greater Montreal from our base in Laval: Montreal, Laval, Longueuil, Brossard, the West Island, the North Shore and the South Shore.
Do you take projects outside these areas?
Write your city and postal code in the quote form. If the project is outside the area we can serve properly, we say so plainly rather than overextending our schedule.
Are travel or parking costs added to the quote?
Any location-related cost, such as a street-occupancy permit for a container, appears as a separate line in the written scope before you sign — never as a surprise on the final invoice.
Who applies for the renovation permit?
Permits are issued by your city or, in Montreal, by your borough. We identify the authority for your address, explain what the application needs and agree in writing on who submits it.
Do condo renovations need more than a city permit?
Usually, yes. Most syndicates require a written request describing the work, the working hours and the contractor’s insurance, and some set acoustic requirements for flooring.
